The building collapsed during an earthquake, killing 115 people (primarily from the collapse). Though its elevator shaft remained standing, this caught fire, likely contributing to some of the deaths. While the immediate cause was the earthquake, the building likely was vulnerable from design decision that had it complying with construction codes as minimally as possible (as a cost-savings) - commissions eventually decided that the building's design never should have been approved.

The 2011 Christchurch earthquake (magnitude 6.3) occurred February 22, 2011, 12:51 PM (23:51 UT 2/21) with an epicenter 43S34'59'', 172E40'48''. It is credited with 185 deaths (most of these from the CTV collapse) and 1,500-2,000 injuries.

Yes, it's the most purely malefic; except the Bridge, Canlunar, and CapQ also nailed it with the multiple versions of Mars-Neptune. The Canlunar (the only active lunar ingress) is stunning with the Mars-Neptune angularity and Moon-Saturn square.

Then, on the day, both Mars and Neptune transited both Capsolar and CapQ Moons. The double-malefic pile-on from the CanQ was a nice bonus.
