I am not sure were to put this post. I will be happy to move it. If need be.
Comments and correction are welcomed.

I am scheduled to close on a home today (5-28-2020) at 10:00 am in Cypress Texas. This is the best time that I could get this week. I got a 3% interest rate and I am signing with 20K in equity.

I have Jupiter and Pluto on the descendant followed by Saturn.

I like some of sign placements Sun in Taurus, Moon in Cancer, Mars in Aquarius, Mercury in Gemini and good old Saturn in Capricorn.
I am not crazy about the Venus sqq Sat 0’35 but again this is the best time I could get.

Congratulations Bengi and indeed a happy new solar year. I have not done all of your Sidereal Charts, but just looking at transits to your Natal Chart, I see a par-excellent transiting symbolic factor for you buying a home today.

Purchasing a Home is probably one of the most important business transactions one makes in life.

I see transiting Mercury (Business) 04,55 Gem partile conjunct North Node (Contacts) 04,13 Gem—partile 180 your Natal Moon 05,02 Sag. Jim teaches “Partile Aspects Reign Supreme.”

Ebertin from COSI says about Mercury-Node combos:
Principle: Common or joint plans.
Sociological Correspondence: Tendency to form associations for the pursuit of joint interest.
Probable Manifestations (+): Arrangement of social or business contacts.
And of course one of the key words for Moon is “domestic” issues.

Benji, let me add my congratulations to Steve's.

I'm not too worried about anything in the 10 AM signing chart, though I see why it might stir some questions or anxiety. As you mention, the luminary signs are nicely domestic. I particularly like the partile sextile of Moon in Cancer with Venus in Taurus. As for Venus-Saturn, I'm sure you'll put a lot of hard work into the place - owning a home is a fine example of making sacrifices to have pleasure and comfort - among other fine, positive Venus-Saturn keywords.

As for Saturn setting, I note first that Jupiter is closer to the angles - usually a mark that the good outweighs the bad. (And, in this case, Jupiter is 0° from the angle.) But, most importantly, Jupiter-Saturn is as solid an indication of real estate investment as you'd ever want. In fact, Saturn is the planet of real estate itself (if that isn't too "thingish" a statement) and one thing this chart has is a strong, well placed, well-aspected Saturn. It's the best planet in the chart, being foreground, in its own constellation, and aspected by both benefics.

Pluto - and, secondarily, Jupiter-Pluto - is harder to read on a simple good-bad basis. I think it just shows that this is an important threshold, a single moment that changes your status and sense of yourself in the community. The Pluto metaphor of walking through a door that changes your life forever is quite literal in this case!

Obviously you will do the conscientious basics. Progressed Sun squares signing Mars in three years, which probably will mean something breaks or you have to put some extra muscle into it (but you'll have your home owner's and fire insurance up to date just in case). Jupiter, aspected by Pluto and Mars closely and Saturn more widely, suggests unforeseen expenses (but that's so common that they are surely foreseen unforeseen expenses).

Thank you for your kind word and insight Steve. Currently, I don’t use the nodes. I am trying to keep it simple then build upon it. I appreciate you touching on the subject!
I am assuming this is the book you are referring to (The Combination of Stellar Influences Paperback by Reinhold Ebertin (Author), Alfred G. Roosedale?

At the signing, I finally just relaxed. This has been about a seven month search. My final thought was, I am just going to have to navigate the good and the bad… I just gave it Up and Over.

I seen the sextile as well, but I didn’t give it much weight. That is worth knowing and to keep an eye on.

I love that observation Jim. I just realized, my basic misunderstanding of the positive uses of Venus-Saturn aspects. Thanks for the adjustment.

I know Saturn is rules over real estate but, it was only theory till now.

Agreed! I was thinking that it might be a good idea to serve on the HOA board.

Thank you Jim, I had to look up what a progressive Sun was, before I responded. That is a rich statement. Also, flood insurances will need to be purchased.

I like the word contingency.

On a side note, after the signing, I started shopping for the house. The new shortage is in Appliances, mainly Refrigerators. Electronics, Large Screen T.V.’s and Gaming systems e.g. Xbox and PlayStation. I can’t help but think that Cancer (diametrically opposite) is also feeling the effect of Saturn in Capricorn, these are all home related items? I am just thinking out loud.
